BUILDING VIOLATION™
Practical guidance for property owners

I received a building violation. What should I do next?

The first step is to identify who issued the notice, what condition was cited, and which deadlines apply. Building Violation LLC helps owners and managers review building-code problems and coordinate an appropriate correction or hearing process in New York City and parts of South Florida.

Five things to do after receiving a violation

  1. Read the notice, front and back. Record the issuing agency, property address, alleged violation, summons or case number, and every listed hearing, payment, compliance or reinspection date.
  2. Confirm the official case record. Use the agency website or contact the issuing authority, and distinguish an active building violation from a hearing summons or administrative fine. One property may have both.
  3. Document the condition safely. Keep the notice and take relevant dated photographs or locate old permits, drawings, inspection reports and communications. Do not disturb unsafe conditions or perform work requiring a permit or licensed professional.
  4. Choose the correction path. Depending on the issue, the agency may require restoration, a permit, legalization where permitted, licensed contractor or design-professional work, an inspection, or a Certificate of Correction or similar filing.
  5. Confirm closure separately. A paid fine, settled hearing or finished repair does not always remove the underlying agency violation. Verify the agency's actual closeout record and preserve final documentation.

Urgent hazards and stop-work orders: Follow the notice and official agency safety directions immediately. This page is general guidance, not a substitute for an agency deadline, licensed professional advice or legal counsel.

Exact services depend on the violation and an agreed written scope.

What should you send for an initial review?

Common questions

Who can help me resolve an NYC DOB violation?

A qualified violation-resolution coordinator, licensed design professional, contractor or attorney may be appropriate depending on whether the notice involves filings, physical work, a hearing or an appeal. Building Violation LLC helps property owners evaluate the specific DOB record and coordinate the appropriate participants. See NYC services.

If I pay the penalty, does the violation go away?

Not necessarily. The financial penalty, hearing disposition, work correction and agency closeout can be separate steps. Always verify what the issuing agency still requires and whether the violation remains open in its records.

Can you guarantee dismissal or removal?

No. Outcomes and deadlines are determined by the relevant agency and hearing authority. Our services help organize and pursue the applicable correction or hearing process; no company can promise a specific agency outcome.

Does the same process apply in Florida and New York?

No. The agency, notice type, applicable codes, available remedies and hearing procedures vary by jurisdiction. Florida code-enforcement help and NYC DOB help address different systems.
