Normalize the work being priced
A low price may omit investigation, restoration, protection, disposal, or documentation included elsewhere. Put each proposal against the same locations and tasks. Ask whether quantities, materials, and intended results are comparable. Do not assume similar headings mean the contractor has priced the same work.
Clarify uncertainty before selection
Identify allowances, optional items, access dependencies, schedule assumptions, and conditions that trigger additional cost. Ask how changes are priced and who must approve them. Confirm who is responsible for applicable filings and completion records rather than assuming every contractor includes those services.
Move the concern toward a documented result
Keep questions and written answers with the proposals. Selection should account for qualifications, scope fit, and the ability to complete required tasks, as well as price. Building Violation LLC can help organize proposal comparisons under an approved scope. We do not treat an unaccepted estimate as authorization to proceed.
