When the same leak keeps coming back

Track recurring leaks, earlier repairs, possible triggers, access needs, and evidence needed to evaluate whether a repair worked.

Record the pattern

A stain that reappears after rain and a drip that follows use of a nearby fixture may need different investigations. Record when water appears, where it starts, how long it lasts, and what else was happening. Photograph visible changes from a safe position. Do not open walls or approach wet electrical equipment to find the source.

Review earlier work before repeating it

List prior patching, plumbing visits, roof work, or inspections with dates and available records. Ask management what was investigated and what remains uncertain. A new coat of paint may change the appearance without showing whether the source was corrected. Access to another unit, roof, or service area may need separate coordination.

Move the concern toward a documented result

Agree on the next assessment and the evidence to collect afterward. A follow-up may need to consider whether the condition recurs under similar circumstances, rather than relying only on a dry visit. Building Violation LLC can help organize the history and propose separately authorized assessment coordination. Read Investigating the Cause for the next planning step.
